Villa Augusta embodies the golden rule of real estate, as famously stated by Mr. Hilton: location, location, location. Nestled in the heart of Umbria, it offers the perfect starting point to explore the region’s natural beauty, cultural treasures, and historic charm.

Villa Augusta is located just two kilometers from Marsciano, in the heart of Umbria. Acquired by my grandparents in the early 1900s, the villa is part of a 75-hectare agricultural estate where we produce olive oil, wheat, wine, and sunflowers.

Perched on a hillside just above Marsciano (Perugia), Villa Augusta offers breathtaking views of the Umbrian countryside and the Tiber Valley. The estate features a large swimming pool, a bocce court, and—newly added—a billiard table, offering both fun and relaxation.

The San Francesco d’Assisi Airport is just 30 minutes away, with convenient direct flights from many European cities. Within a short drive, you can reach some of Italy’s most treasured destinations: Perugia, Todi, Orvieto, Assisi, Spoleto, and Lake Trasimeno—while Rome and Florence are only an hour and a half away.

The villa is surrounded by a spacious garden, offering guests a wonderful sense of freedom. You can lounge in a hammock, far from the noise of daily life, enjoy playful races in the pool with your children, or challenge your friends to a game of bocce or billiards—all in an atmosphere of peace and relaxation.

If you like, you can also try your hand at fishing in the small private lake that is part of our estate.

And when it’s time to eat, the large outdoor BBQ area, complete with a big round table, sets the scene for unforgettable meals filled with laughter, shared stories, and the kind of joy that makes memories last a lifetime.
